We trim our 12-month target by $14 to $111, based on a 2025 EV/EBITDA multiple of 12x (down from 13x) versus its 15x three-year historical average. Our discount reflects our view of limited RevPAR growth and limited margin expansion potential. We revise our multiple slightly lower to reflect policy uncertainty. We also trim our adjusted EPS estimate in 2025 to $3.07 (from $3.20) and in 2026 to $3.23 (from $3.29). Our revenue estimates were revised lower as we feel H will benefit less than previously expected from ADR growth. We see occupancy rates continuing to normalize from their post-pandemic rebound, limiting our enthusiasm on 2025 guidance of 2%-3% RevPAR growth. Policy uncertainty could work against H's net rooms growth, which was guided to accelerate to 6%-7% in 2025 from 3.5% in 2024. On profitability, we think an asset-light model could serve as a tailwind. However, we could see pricing and operating cost headwinds in the near term.
